finance and business Six plans to restore city Large complex restoration of the historic commercial use are likely to Council. Romanesque-Byzantine style, it has been partly vacant since the city council moved some offices into Town Hall House two years ago. But retailers continue to operate on the ground floor levels and the council's library takes up further space. Whether the interested groups will proceed their plans is uncertain. According to one source in the property industry, the recent announcement of an $18 million shop- of the University of NSW's town planning department, includes studies for dance, drama and film, art, galleries, craft workshops, exhibitions, cafes, restaurants and small shops.

The City Council last year rejected five plans because their financial support appeared to be weak. At least one of the potential tenderers is believed to be planning an international hotel in line with the published view Lord Mayor, Alderman Meers, that a hotel would be the most suitable use. Built in 1898 as a market, the sandstone building is classified by the National Trust. A superb example of high Victorian architecture in the The Queen Victoria Building. ping centre on the Shoppingworld site in Pitt Street the formation of Friends of the Queen Victoria Building would both tend to dampen the interest of developers.

Tenders close on April 15. Until then, possibly the most interesting activity in area will be the auction of the Fletcher Jones building opposite. PERSONAL NOTICES Births, Engagements, Deaths, etc. building Up to six plans for the Queen Victoria Building for be submitted to Sydney City Four local and two overseas groups have interest in submitting tenders by the closing date next month. The City, Council has called tenders for a 60-year lease of the building for hotel, commercial, retail or cultural use, or a combination of them.

Restoration costs are estimated at between $12 million and $20 million. While no tenders have been received and are not expected until the final days the interested groups are believed to be planning a variety of uses. A plan by Friends of the Queen Victoria Building, a recently formed group headed by Professor Elias Duek-Cohen, BUSINESS REAL ESTATE with Garry Maddox In April, 1975, the Federal Government, impressed with the prospects of the Sydney commercial property market and conscious of its own growing office requirements, bought the Australian Gas Light Co's headquarters in Pitt Street. The Government paid $6.75 million for the building, at the Haymarket end of Pitt Street, and planned to redevelop the site for the Australian Taxation Office staff. The figure included compensation for AGL's early vacation of the premises.

Ironically, the building has been vacant ever since. With the change of government late that year, expansion plans for Public Service office accommodation were largely shelved. A section of the ground floor was let to various small businesses, and the old offices be- SHARE TOTAL ARC Ind 1.37 Acmil .88 Acron Pac .33 Ampol Pet 1.06 Argo 2.15 ARI .95 ANZ 4.27 ACI 1.95 Aus Gas 1.72 APM 1.58 Bnk NSW 2.95 Bisley I 3.20 BMI 1.41 Bond Corp 1.55 Boral 2.40 Boustead Aust.55 Brambles 1.95 BHP 12.20 BHP new ctg 9.60 Bundaberg 8.30 Canb TV 4.00 Comp Acc .86 Hilton .71 EZ Ind 5.90 Elders 2.70 Email 1.30 Entrad .93 Evans 1.55 Fielder Gil 1.01 Fielding 1.10 Hawk Inv .65 Herald WT 2.18 Hooker 1.04 ICI 2.80 Int Comb 4.45 Ipec .77 Jonray 1.00 Kemtron .53 Latec .39 Leighton 1.60 L. The five buildings that make up the complex, have a floor area 1.6 hectares a figure matched in storage area only by the vast Pyrmont woolstores and few other city, buildings.

The Producers' Co-operative Distributing Society Ltd, is selling the buildings to move its administrative offices to the north of Sydney Harbour but, according to the agents, may be interested in leasing back part of the space. PDS will continue to need storage space for its products marketed principally under the Allowrie label near Darling Harbour goods yard, says the city sales manager for Richardson and Wrench Pty Ltd, Mr Ian Byrnes. There are five interconnected buildings in the PDS complex, built between 1920 and 1965 and ranging from four levels to seven levels. Interest has already been shown by Asian companies both locally and overseas based, in buying the building for warehousing at the March 28 auction. The seven-level building, at 125 York Street, is to be auctioned by Raine and Horne Pty today.

A 1920s building, it is owned by Fletcher Jones and Staff Sydney Pty Ltd. The existence of a compensatory payment for AGL's early departure was never disclosed publicly, but it is understood to have been around $750,000. Excluding this the price would still have been fairly generous for the day at $6 million.

If the Government does not erect a new office building and chooses to sell or build a commercial car-park (presumably for resale) it may be difficult to justify the original investment, according to City property sources. They suggest the Government may adhere to the original plan to avoid the embarrassment of further public losses. The original proposal was a three or four storey building of 41,806 square metres (450,000 sq ft) of office space. The old came the home of several hundred pigeons and other birds. From time to time a floor was used for temporary government requirements, such as the Ranger Uranium Inquiry, but for the most part the birds were not disturbed.

Pancon slips The cost of an expanded exploration program is reflected in Pancontinental Mining Ltd's December half loss of $582,658 compared with a $165,861 loss previously. The prospective uranium miner, which is still waiting for approval for its Jabiluka project to begin, increased its exploration for uranium. oil and gas in Canada during the latest period. Pancontinental also undertook further exploration for uranium in Australia. The company's interim result was struck after a substantial reduction in interest from $1,837 to $53 and a cut in depreciation charges from $4.603 to $3,731.

The lower interest bill partly reflects the influx $4.4 million from cash issues last year.
